Under The Assured Tenancies and Agricultural Occupancies Regulations 2019, a new Form 6A notice, will need to be used from 1st June 2019, which is the prescribed form of a section 21 notice, used by landlords to reclaim possession of their property.
The new notice differs from the old notice by including some changes from the Tenant Fees Act 2019. This must be used for all section 21 notices from 1 June 2019. There is some debate about whether this applies to all tenancies or just those commenced on or after 1st October 2015 but it would be very unwise not to use the new form even for older tenancies as there is a strong argument that the current version of Form 6A will be invalid after 1st June.
